Wishmountain Investments, LLC., maintains a diverse portfolio of high-performing assets across multiple sectors that span from real estate to technology.   Each and every day, our primary objective is to identify assets that will provide a passive income stream with an estimated hold-time of 3-5 years, as well as those that ultimately increase in value and equity. 

Strategy

The primary investment tool that is utilized during the early stages of the enterprise will be real estate syndications, as this will pave the way for increased exposure to larger investments, as capital is gained during the early development phase.   This will also allow for sufficient research within the real estate market to further identify a niche market, where we can pursue actively-managed properties. 

Partnership

We partner with general partners that have experience within the primary markets that we invest. This includes, North and South Carolina, Texas and Florida. Each of these regions have shown increase in population with diverse industries with long-term commitments to these respective areas.

• Expense Ratio – 45-55%
• Capitalization Rate – Operating / Maintenance Cost – 5%-7%
• 1% Rule – Monthly Rent / Purchase Cost
• Cash on Cash Return on Investment – 12%

Assets

The primary investment class is Multi-Family Apartment Complex, which has a proven track record in success through the various regions and meet our core metrics. However, we are seeking diversification through other asset classes to include public storage.
